Our Process.

We are value minded, which means we are budget conscious but will never sacrifice quality. We understand that for most of us our homes are the single biggest financial investment we will make, and we are honored when clients have enough trust and confidence to place that asset in our care.  

We love to work on homes because it is where so much of our lives unfold with friends, family, and loved ones. More than just structures of wood, steel, and stone; we want to build spaces that will support your needs, inspire your passions, and be a haven for you and your family.  

Over the years we have refined our process to ensure that we can meet our clients’ needs and clearly articulate the cost, time, and impact a remodel or new build will have.  

  • 1. Contact us!

    Call, text, email, or submit a website inquiry and we will get back to you (normally within 24 hours). Through our initial conversation we will get to know more about you and your project. We will ask questions about your vision, timeline, and budget. We can guide you through the (oftentimes) difficult budget conversation to set a realistic budget framework that reflects current building costs. Assuming we are a good fit for each other, we will schedule a full consultation.

  • 2. Consultation.

    We will conduct an in-person and on-site (if applicable) meeting to discuss project details. We will take photos, measurements, and talk about finishes so we can begin to build a high-level estimate for you. Our estimates are based on your project specifications, current market info, and our building experience. This is a valuable way to determine if your budget matches current remodeling/building costs.

    Estimates can take anywhere from one day to several weeks depending on the size and scope of your project.

    Note: If you already have design and engineering, we will utilize those to provide a more accurate estimate.

  • 3. Pre-Construction Phase.

    This phase is separate from the construction contract. Some projects will require extensive design and engineering and some will only require your vision and our build team.

    We will collaborate with you using our building expertise and depending on the scope and complexity of the project, we will bring in designers, architects, and engineers to make sure we capture everything you want to accomplish. The end goal is to provide you with a finalized design and engineered plans that are ready for permit. Unlike many design and build firms, the plans we develop with you are yours to keep.

    In conjunction with designing your project, we will put together detailed pricing, develop a project timeline, and coordinate with our subcontractors and suppliers. We’ll review everything together and create a finalized budget, timeline, and build our final working contract.

    The Pre-Construction fee starts at $2,500* + any necessary Design / Engineering that covers everything listed above. Design and Engineering costs vary from 7% to 15% of the total build estimate but can go up or down based on scope and complexity.

    Note: We will waive/reduce fees for projects based on reduced complexity or build-ready status (i.e. one-for-one replacements or customers that already have or don’t require design/engineering).

  • 4. Construction Contract.

    We now have all the information we need to provide a final price. You will have signed off on all design and material selections. We will provide a final working contract for our mutual signature. We will review this together and make sure that you understand every detail and are comfortable with the schedule.

  • 5. Build it!

    This is the best phase in our opinion. It is where you start to see your vision take shape and come to life. We’ll walk through this together and provide consistent updates along the way so you never feel in the dark. We will handle all the nitty gritty and life’s curve balls to reduce the stress of the construction process. In the end, we hope your new space fulfills your vision and meets your needs.
